BBR Areas Explained: Living, Heated and Footprint
Living area, heated area and footprint are three different figures in the BBR register. See the differences and which area to use for valuation and calculation.
Look up a property in BBR — the Buildings & Dwellings Register — and you rarely meet a single area; you meet several. Living area, heated area, footprint and total building area often sit side by side in the same record, and they are almost never equal. That is not an error. Each figure measures something different and is defined for a specific purpose. The problem arises when you treat them as interchangeable.
Use the wrong area for a price per square metre, a plot ratio or a rebuilding value, and the whole calculation slips — and the error propagates all the way down through the analysis. So it pays to be clear about what each of BBR’s area concepts actually covers, and when to use which. It is one of the most common sources of distortion in property valuation, and one of the easiest to avoid once you know the difference.
Why BBR works with several areas
BBR — the Buildings & Dwellings Register — describes every building and every unit with a set of area fields, because different authorities and disciplines need to measure the building in different ways. An area for taxation is not necessarily the same as an area for energy calculation, and neither is the same as the footprint the building sets on the plot.
The point is that the three major area concepts — living area, heated area and footprint — answer three different questions:
- Living area: How much area do you live in?
- Heated area: How much area is heated?
- Footprint (built area): How large a footprint does the building set on the plot?
The three figures can be close to each other in a simple detached house without a basement or converted loft, but in most real properties they diverge. That is why it never makes sense to grab “a BBR area” without knowing exactly which one. Living area
The living area is the area used for residential occupation. It is measured to the outside of the external walls and recorded per storey where there is residential use. Basement rooms that are not fitted out and approved for residential use do not, as a rule, count towards the living area, and the same goes for pure commercial areas in a mixed-use property — they are recorded as commercial area.
For flats, the unit’s living area corresponds to the area of the dwelling itself, while shared stairs and access areas are not included in the individual unit’s living area. At building level you also find a total living area, which sums the residential area across the units.
The living area is the figure closest to what most people mean by “square metres” when a home is traded or let. As a main rule it is therefore the living area — not the heated or built area — that belongs in the calculation when you work out prices per square metre on comparable sales in the market.
Rule of thumb: If you need to divide a price or a rent by an area, the living area is almost always the right one — because it is the area the market itself prices.
Converted lofts and sloping walls
A classic pitfall is loft storeys with sloping walls. Here special rules apply for how low the ceiling may be before the area counts towards the living area. This means a home can feel larger than the living area suggests — and that two otherwise identical houses can have different living areas purely because of the roof construction. So always verify whether a converted loft is actually registered as residential, rather than assuming it from the floor plan.
Heated area
The heated area is the total area in the building that is subject to heating — whether or not the room is used for residential occupation. It therefore typically includes areas the living area does not capture: a heated basement, a heated conservatory area or other heated secondary rooms.
The consequence is that the heated area is almost always equal to or larger than the living area in a building with heated ancillary areas. The heated area is relevant in an energy context — it is this measure that forms the basis for energy calculations and reappears in the energy-label register. So if you need to calculate consumption, energy class or heating demand, it is the heated area and not the living area you are looking for.
Be careful about using the heated area as the “real living area” just because it is the largest. It is a frequent mistake: the figure is higher, and that is tempting, but it includes areas the market does not price as residential.
Footprint (built area)
The footprint is the building’s ground coverage — the area the building occupies on the plot, measured externally on the storey that covers the most, typically the ground floor. It says nothing about how many storeys the building has, and it is therefore often smaller than both the living area and the total building area as soon as the building has more than one storey or a converted loft.
The footprint is the figure tied to building rights. It comes into play when you assess how much of a plot has been utilised, and it is the footprint — together with the total gross floor area — that matters when the municipality looks at whether the construction stays within what is permitted. If, on the other hand, you need to calculate a plot ratio, it is normally not the footprint but the total gross floor area set against the plot’s area that you should use. Most people know the guideline frameworks — around 30 for low-density detached, 40 for dense low-rise and 60 for multi-storey — but it is always the specific local plan or town-planning by-law that determines the actual framework for the plot, and it can deviate from the guideline values. Which area belongs to which task
In short, the choice depends on what you are calculating:
- Price per square metre and market rent → living area (the total living area at building level if you are calculating on the whole property).
- Energy, consumption, heating demand → heated area.
- Plot utilisation and building rights → footprint and total gross floor area, held up against the local plan’s framework.
- Rebuilding and insurance value → typically the total building area, which reflects the entire physical building that must be capable of being rebuilt.

The figure is only as good as the registration
Whichever area you choose, it is no better than the underlying BBR registration. BBR is in principle the owner’s own responsibility to keep up to date, and that means areas can be outdated: a converted loft that was never reported, a basement that has since been fitted out for residential use, or an extension that is missing. The difference between the registered and the actual area is a real risk, not a theoretical one.
