Development/BuildAI: chat directly on the map

Pick a parcel on the map and chat about development rights with BuildAI. The assistant gathers plan data for the parcel — municipal plan framework, local plan, sub-area and area — and gives a quick overview of what may be built.

BuildAI lets you chat about development rights directly on the map. Pick a parcel, and the assistant gathers the plan data for exactly that parcel — municipal plan framework, local plan, sub-area and area — so within seconds you get an overview of what may be built and what to watch out for.

1Open BuildAI on the map

Go to Map and click a parcel on the map to select it. In the left panel, switch to the BuildAI tab next to Property and Plans:

BuildAI is marked Beta. If you haven't selected a parcel yet, the panel shows No parcel selected with the message Click a parcel on the map to start.

Note

BuildAI always works on the selected parcel. If you click a new parcel, the chat resets to that parcel — each parcel has its own conversation.

2Start the analysis

Once a parcel is selected, BuildAI shows the address and two actions. Click Analyze what can be built to begin:

BuildAI pulls the local plan and municipal plan framework, reads the plan data for the parcel, and starts writing the answer straight into the panel as it streams in. You don't need to phrase a question to get going — the analysis runs automatically on the selected parcel.

3Understand the data basis

At the top of the conversation, a context box shows the address, parcel number, cadastral district, municipality and area. Below it, chips show exactly which sources the analysis is built on:

Chips like Local plan and Municipal plan framework are clickable when a plan document exists — opening the plan itself in a new tab. A few chips carry a ✨ marker: these are rules (for example Parking and Open space) that the AI has derived from the wording of the plan text rather than from a fixed data field.

Tip

The plan data covers, among other things, land use, floor area ratio, max storeys, max building height, zone status and minimum plot size — all for the specific parcel.

4Ask follow-up questions

When the first analysis is done, you can ask follow-up questions in the field at the bottom:

Press Enter to send (Shift+Enter adds a line break). BuildAI remembers the rest of the conversation, so you can dig deeper — for example into parking requirements, open-space ratios or how many dwelling units the framework allows. The assistant often suggests the next question itself as clickable prompts above the input field.

5History, rename and enlarge

Every conversation is saved per parcel. Use the buttons in the panel header:

  • History — open the list of previous conversations, newest first. Click a conversation to reopen it.
  • Rename — give the conversation a meaningful name (shown only while a conversation is active).
  • Enlarge — expand BuildAI into a large window for more room on long answers.

On a new parcel with no active conversation, you can also click View previous conversations to jump straight to the history.

Important

BuildAI gives a quick overview based on public plan data — it's a decision aid, not an authority ruling. Always confirm critical development rights against the full local plan and the municipality before you calculate further.
