AI assistant in a data room
Ask AI questions about a PDF document in the data room. The answer is based only on that document. PDF only, max approx. 25 MB, your team only. Turned on in settings and off by default.
The AI assistant lets you ask questions directly about a single PDF document in the data room. The answer is based only on the content of the open document — the assistant does not look in other files or on the web. The feature is meant for the seller side: owners and team. Guests do not see it.
The data room is an add-on module. The AI assistant is off by default and must be turned on in the room settings before the button appears.
1Turn on the AI assistant
Open the room settings from the menu at the top () and find the AI assistant field. The hint reads: "You can ask AI questions about the room's PDF documents (your team only — not guests)."
The AI assistant is for your team only. Guests — whether invited by email or arriving via a share link — never get access to ask AI.
2Open a PDF document and ask
Go to Files, open a PDF document, and click Ask AI. The "AI assistant" panel opens next to the document.
Ask questions about the document — the answer is based ONLY on the document's content.
e.g. What does it say about rent regulation? Send
Type your question in the field, e.g. "What does it say about rent regulation?", and click Send (or press Enter). While the assistant works, it shows Reading the document…, and the answer appears in the panel.
Each time you open a new document, a fresh conversation starts — the history is tied to the individual document.
3Mind the limits
The assistant has fixed boundaries:

If the document is not a PDF, it shows "The AI assistant only supports PDF documents". If the PDF is too large, it shows "The document is too large for the AI assistant (max approx. 25 MB)".
4Always verify the answer
At the bottom of the panel is the disclaimer:
AI answers may contain errors — verify against the document. Use the answer as a quick way in, but always confirm anything important against the PDF itself before acting on it.
