Project development: sales potential and pricing

Build a unit plan in the Sales potential module and get an AI price estimate per home, total sales price, three exit strategies and a sensitivity analysis — ready for the business case.

Sales potential is the module in Projektudvikling where you turn a row of homes into concrete numbers: an AI price estimate for every unit, three exit strategies, and a sensitivity analysis showing how robust the business case is. You build a unit plan, calculate, and get a total sales potential you can use directly in a business case.

1Open the Sales potential module

Go to Projektudvikling and open your project. In the project overview, choose the Sales potential module — described as Valuation, comparison, price estimate.

Important

Sales potential builds on the parcel from Development. If it is missing, the module shows Parcel data missing — open the Development module first and pick a parcel. Projektudvikling requires a larger screen and opens on a computer.

2Build the unit plan

You define the row of homes as one or more row types. For each row type you set five fields:

Click Add row type to mix several property types in the same project. When the plan is ready, click Calculate project.

Tip

Import the row straight from your 3D design in Development so the unit plan is pre-filled — you only adjust sqm, floor and quality level.

3Read the price estimate

The result computes an AI price estimate for each unit and sums them into the project's Total sales price. The estimate is calibrated against real, registered trades in the surrounding area.

Strength of the basis

Each unit appears in a row total with price per unit and kr/m². Under Calculation basis you see how many comparable trades were used, the search radius and the price distribution.

Note

Each comparable trade is individually adjusted for time period, size, floor, build year, noise, plot size and coastal proximity before it is included. Few trades in the area lower the confidence — consider adjusting sqm or floor.

4Compare exit strategies

When you fill in Project economics (land price, build cost, financing and so on), the module computes three paths forward:

  • Sell units — profit, margin, ROI and annual ROI from selling the individual homes.
  • Sell to investor — sale price and yield requirement based on annual rent (NOI).
  • Keep & rent out — gross/net yield and payback period from renting it out yourself. The module shows market rent in the area as a starting point for the rent assumption.

5Stress-test with the sensitivity analysis

Under Sensitivity analysis you see what happens if the assumptions change. Three scenarios are computed in parallel:

The swings show how sensitive profit is to sale price, build cost and financing rate. This tells you how robust the project is before you commit capital.

6Take the numbers forward

The sales potential flows straight into the rest of Projektudvikling: the key figures gather on the project's Economy tab, and when you are ready you export everything to a combined report via the Report module. Remember to save the project so the price estimate and economics follow it next time you open it.
