Using Ejendomshandler (reference analysis)
Find comparable, recorded trades around a property, filter and select the best references, and read key figures like average DKK/m² for a concrete price basis.
Ejendomshandler gives you a fast overview of real sales around a specific property — so you can build a concrete price basis from comparable transactions nearby. You search an address, filter the trades, pick the best references and read off key figures like average DKK/m². Follow the flow from address to a finished price basis.
1Find the assessment property
Open Ejendomshandler in the left sidebar under Valuation, and search for the property you want references for:
Search address, apartment, parcel or BFE number…
Pick a result from autocomplete and click Find references. The property appears as Your assessment property, and Arcili immediately pulls a set under Suggested reference properties in the surrounding area.
The references are real, recorded trades indexed by BFE, parcel and unit. You are not searching listings — you are searching actual, completed sales.
2Filter the trades
Click Filter to open the filters and narrow the results. The key ones:
Time period — how far back trades are counted Radius search — distance from your property Property status — Completed sales Currently listed Trade type — Regular open-market sale · Family transfer · Forced auction Property type — Detached house · Terraced house · Apartment …
Also set ranges for Price (DKK), m² price (DKK/m²) and Living area (m²) to show only properties similar to yours. To restrict geographically, use Draw area and draw a polygon directly on the map. Click Reset to start over.
Enable Currently listed under Property status to also see active listings in the area — useful when there are few completed sales to go on.
3Select and prioritise references
Go through the list and click on the trades you want to use — they move up under Selected reference properties. Remove one again with .
Order matters: drag a selected reference up or down to keep the most comparable ones at the top. Click View details on a trade to open the full property information.
4Read the key figures
Once you have chosen your references, the statistics cards summarise the basis:
(Example values — yours depend on the selected trades.) The table also shows each trade's Date, Price, DKK/m², Living area, Built and Distance, so you can judge how recent and relevant each reference is.
5Save and export the basis
Click Save search under Saved searches to store the address, filters and selected references for later — so you can reopen the same basis without setting the filters up again.
When the basis is ready, you can:
- Generate report — a complete price basis as a PDF
- Export — data for further analysis
- Print — print directly from the viewer
