Home valuation gives you an AI price estimate across seven condition levels — calibrated against real, registered trades in the exact area where the property sits. Follow the flow from address to finished report.
1Find the property
Open Home valuation in the left sidebar under Valuation, and search the address:

When you select a property, Arcili automatically pulls the base data — property type, area, build year and postal code are pre-filled from public building records. You can edit any field if reality differs from the registry.
2Adjust the parameters
Check that the details are right, and pick the property's condition. It's the factor that moves the price the most, so spend a moment on it:
Property type — Detached house Townhouse Apartment Holiday home
Condition — Poor condition Below average Average condition Above average Very good Perfect condition Connoisseur
Fill in or correct the remaining fields: Postal code, Build year, Living area (m²) and — for houses — Plot area (m²). For apartments you can also set Floor, Elevator in building and Balcony.
Not sure about the condition? Start at Average condition. The result shows the price across all seven levels anyway, so you see the full spread right away.
3Calculate
Click Calculate valuation. The model finds comparable trades in the area and computes an estimate across all seven condition levels within seconds.
4Read the result
You get a price card for each condition level. The card matching your selected condition is highlighted — but you can click any level to switch:
The same figures as a ladder, so you see how much the condition shifts the price (example for a 98 m² property):
How reliable is the estimate?
Every valuation gets a confidence score that tells you how solid the estimate is — based on the number of trades behind it, how close they sit, and how recent they are:
What the adjustment accounts for
Each comparable trade is adjusted before it's weighted into the estimate. The factors are:
