Get started with Rental Valuation

Estimate a property's market rent as a size- and time-adjusted DKK/m²/year from comparable rentals nearby — from address to report.

Rental Valuation estimates the market rent for a property as a size- and time-adjusted DKK/m²/year, calibrated against comparable rentals nearby. You search an address, pick a property type and floor area — and get an auto suggestion you can back up with a report. Follow the flow from address to finished rent estimate.

1Find the property

Open Rental Valuation in the left sidebar under Valuation, and search the address:

Search address, apartment or BFE number...

Pick a result in the list. Arcili locates the parcel and attaches a BFE number to the property when possible.

Note

If the address sits in a building with several condominium units, a picker appears so you can point to the exact unit. Once a property is selected, you can switch it again with Change property.

2Choose property type and area

Choose the property type that matches the rental — it controls which comparable rentals are weighted:

Then enter the Floor area (m²) of the actual rental unit:

Important

You enter the area yourself. Building data often covers the entire building's combined area, which is misleading for a single rental unit — so type the specific unit's m².

Click Calculate market rent to run the estimate.

3Read the estimate

The estimate is time-adjusted to today's level and weighted by distance and similarity within the search radius (default 1.5 km). The subject property card shows the key figures:

Below the card you see the basis, e.g. Automatic suggestion from X listings in the area. The suggestion always builds on the system's own selection and is not recomputed when you select listings yourself.

Note

If there isn't enough rental data in the area, you'll be told to try a wider search or a different property type. Adjust the radius or property type and calculate again.

4Explore the comparison basis

Under Comparison basis you see the market data the estimate rests on — as a chip filter bar, map and tables. Listings are split by status:

Available now
Current rentals
Listings active right now
Rented
Rented units
Genuinely rented units

Use the filter bar to narrow down, or open More filters for radius, rooms, rent, m² and features like Furnished and Elevator. You can also Draw area directly on the map to narrow down geographically.

5Select listings and build a report

To document your own basis, select the most relevant listings. They gather in Selected rentals with averages for Avg. rent/yr, Avg. kr/m²/yr and Avg. area:

Click Generate report (or Download rental report (PDF) when nothing is selected). Choose Danish or English in the language menu by the button. The report pulls your company logo from your drawing defaults.

Tip

Save the valuation with Save to return to the same address and parameters later. Saved valuations and history appear on the module's landing page.
